About Aurora
Aurora is a town of moderate size on Yonge Street in central York Region, between Richmond Hill and Newmarket. It has a genuine historic core — the stretch of Yonge around Wellington has nineteenth-century commercial buildings, a town park and a GO station within walking distance of each other — which is unusual in a region where most centres are postwar. Around that core, Aurora is largely subdivision housing from the 1980s onward, with newer development on the east side toward Bayview and the 404.
Buyers in Aurora are typically families who want York Region schools and space without the prices of Richmond Hill or the distance of further north. The stock is mostly detached, with a meaningful share of townhouses and a small condominium market concentrated near the centre. Older Aurora, in and around the historic core, includes genuinely old houses on mature lots — a different proposition from the subdivisions, and a much smaller supply.
What a buyer should know is that Aurora's two halves commute differently. The GO Barrie line runs down the west side through the old town; the 404 serves the east. Which side you buy on determines which of those is practical, and the town is wide enough that the difference is real rather than theoretical. The other point is supply: Aurora is a small market, and in any given month the number of houses for sale in a particular type and range is low enough that waiting for the right one is often the correct strategy.
