About East Gwillimbury
East Gwillimbury is the northern edge of York Region's growth and is changing faster than anywhere else in the farm. It is a town of villages — Sharon, Holland Landing, Queensville and Mount Albert — set in farmland, and the area around Green Lane and Highway 404 has absorbed very large new subdivisions over the last decade. The GO Barrie line's East Gwillimbury station sits on that corridor, which is the single fact that most explains where the building has gone.
The market is overwhelmingly detached houses — roughly three quarters of what is for sale — and much of it is recent construction on regular suburban lots. There is very little condominium stock, a small number of townhouses, and the rental market is modest. Alongside the new subdivisions there are older village properties and rural parcels, which are a different purchase entirely and a much smaller supply.
Two things a buyer should know. The first is that new-build and resale here are not the same transaction: a house bought from a builder carries closing adjustments, a possible occupancy period and warranty coverage that a resale does not, and in a town with this much recent construction the distinction comes up constantly. The second is servicing — the village and rural properties outside the serviced areas are on well and septic, while the new subdivisions are on municipal services, and the town's name covers both without distinguishing them.
