Mississauga is the largest city in Peel Region and one of the largest in Canada, and it is really several places at once. The city centre around Square One is a dense cluster of towers with a shopping centre, the civic square and the bus terminal at its middle. South of the QEW, Port Credit and Lakeview sit on the lake with a village high street and a harbour. Streetsville keeps its own main street further north. Between them are the postwar subdivisions — Erin Mills, Meadowvale, Cooksville, Clarkson — each with its own plazas, schools and GO station.
Buyers here are usually choosing between city-centre condominiums and a detached house in a settled subdivision, and the two markets behave differently. Mississauga has the deepest condominium supply in the western GTA outside Toronto, which gives first-time buyers more genuine choice here than almost anywhere in Peel. Detached stock is predominantly 1960s to 1990s subdivision housing on regular lots, with the older and larger properties concentrated south of the QEW and in Mineola. Townhouses and semis fill the gap between the two.
Two things are worth knowing. The first is that proximity to Pearson shapes the north and west of the city — employment is close, and so is aircraft noise, which varies street by street rather than neighbourhood by neighbourhood. The second is that the Hurontario corridor is being rebuilt around light rail now under construction, which is changing what the spine of the city will look like and is already reflected in what gets built along it.
