Kleinburg is a historic village in the northwest corner of Vaughan, on the Humber River, and it has kept more of its original character than almost anywhere else in York Region. The main street is a short stretch of nineteenth-century storefronts with restaurants and shops, and the McMichael Canadian Art Collection — the gallery holding the Group of Seven collection — sits in woodland at the edge of the village. Around the old core, newer estate subdivisions have been built over the last twenty-five years.
This is one of the most expensive markets in Vaughan and one of the most expensive in York Region. The stock is overwhelmingly large detached houses, a good many of them recent and built to estate scale on generous lots, alongside a smaller number of genuinely old village properties. There are some townhouses, very few semis, and essentially no apartment stock. The rental market is small and mostly consists of individual houses rather than purpose-built units.
What a buyer should know is that Kleinburg is deliberately not a transit community. There is no GO station in the village; the practical links are Highway 27, Major Mackenzie and the 427 extension, and this is a car-dependent place by design and by preference of the people who live there. The Humber valley lands and the heritage conservation district around the main street both constrain what can be built and altered, which is the mechanism that has kept the village looking the way it does.
